New Residential Complex Planned for Former Channel 7 Site in Denver
Plans for a new 11-story residential complex, named “Society Denver,” are underway at the former Channel 7 building site at 123 E. Speer Blvd. The updated site development plan, filed by New York-based Property Markets Group (PMG) and Toronto’s Greybrook Realty Partners, proposes nearly double the height of the existing structure, which is set for demolition next year. The original eight-sided building has been vacant since Channel 7 relocated to Denver’s River North neighborhood in July 2023.
This marks the sixth development proposal for the site since its sale for $35 million. The latest design features 481 residential units, a three-level parking garage, and 9,600 square feet dedicated to retail and restaurant spaces. While earlier concepts included a 12-story and a 14-story building totaling nearly 600 units—which would have required height exemptions—this adjusted plan adheres to zoning regulations, proposing a 130-foot tall structure below the 150-foot maximum.
In response to recent vandalism and flooding at the site, PMG has enhanced security measures and plans to remediate damage. They confirmed that demolition of the existing building is anticipated for spring 2025, with completion of the new residential complex projected for 2027. Society Denver will include dedicated parking for residents as well as commercial spaces on the ground floor. The site will primarily face Speer Boulevard, integrating community-friendly amenities such as co-working offices.
